The Measurement That Everything Else Depends On
Before an architect designs a building, they need a topographic survey that shows the existing ground elevations, trees, utilities, and other features on the site. Before a civil engineer designs the site grading, stormwater management, and utility connections, they need the same topographic data. Before a real estate transaction closes, the buyer's lender needs an ALTA/NSPS Land Title Survey that confirms the property boundaries, shows all improvements, identifies easements and encroachments, and reports the flood zone classification. Before a contractor can set the first column anchor bolt or pour the first footer, a surveyor must establish the building's horizontal position and vertical elevation on the site with enough precision that the structure ends up in the right place, at the right elevation, inside the property boundaries, and at the correct setback distances from property lines.
Surveying is one of the first professional services engaged on any development project and one of the last (as-built surveys document the final locations of all improvements for the owner's records and for the benefit of future work on the site). For surveying firms, the challenge is that the demand for survey services is driven by activity in adjacent industries -- real estate transactions drive demand for ALTA surveys, new construction drives demand for topographic surveys and construction staking, and engineering projects drive demand for control surveys and right-of-way mapping. The surveying firm must maintain visibility with the professionals in these adjacent industries who generate survey work.
ALTA/NSPS Land Title Survey Campaigns
The ALTA/NSPS Land Title Survey is the standard survey product for commercial real estate transactions in the United States. It is jointly defined by the American Land Title Association and the National Society of Professional Surveyors, and it requires the surveyor to research the property's title commitment and underlying documents, determine and mark the property boundaries, locate all improvements on the property (buildings, parking areas, fences, walls, driveways, utilities), identify all recorded and apparent easements and rights-of-way, certify the property's flood zone classification, and report any encroachments or boundary discrepancies.
The ALTA survey is ordered by the buyer's title company or attorney as part of the commercial real estate closing process. The title insurance underwriter requires the ALTA survey to issue the lender's title policy, and the lender requires the title policy to fund the mortgage. Without the ALTA survey, the transaction cannot close. This makes the ALTA survey a time-critical deliverable: any delay in the survey delivery delays the closing, which costs the buyer and seller money (through extended interest payments, delayed occupancy, and potential lease date penalties).
"[Name], as you manage commercial real estate transactions in [region], the ALTA/NSPS Land Title Survey is one of the due diligence deliverables on the critical path to closing. The survey must be completed after the title commitment is issued (so the surveyor can research and show all recorded exceptions) and before the closing date (so the title company and lender can review the survey for issues that affect title insurability).
Our firm maintains the staffing and equipment capacity to deliver ALTA/NSPS surveys within [turnaround time] of receiving the survey order and title commitment, for commercial properties up to [size range] acres in [service area]. Our ALTA survey deliverables include the plat map in PDF and CAD formats, the surveyor's report addressing each Table A item selected, and direct communication with the title company and lender regarding any boundary or survey issues identified during the fieldwork.
Would it be useful to add our firm to your survey vendor list for commercial transactions in [region]? We can provide references from [number] commercial transactions we have surveyed in [year/recent period], including [property types]. [Name], PLS, [Title], [Company], [phone]."
Construction Survey Services for General Contractors
Construction staking and layout is the process of transferring the architect's and engineer's design from the drawings to the physical site. The construction surveyor establishes horizontal and vertical control points on the site (benchmarks and reference points that all subsequent measurements are made from), stakes the building corners (establishing the building's position and orientation on the site), stakes the finished grade elevations (so the grading contractor knows where to cut and fill to achieve the designed grades), stakes utility trenches (so the utility contractor installs pipes and conduits at the correct horizontal alignment, depth, and grade), and performs periodic as-built surveys (to verify that completed work matches the design and to document the final locations of buried utilities before they are covered).
General contractors need construction survey services on virtually every commercial construction project. The contractor's schedule depends on the surveyor being available when staking is needed -- if the surveyor is not available when the grading contractor is ready to begin earthwork, the entire project schedule slips. General contractors value construction survey firms that respond quickly to staking requests (often with 24-48 hours notice), that provide accurate staking (a staking error that results in a misplaced building foundation is an extremely expensive mistake to correct), and that maintain consistent availability throughout the project duration.
Target general contractors and construction managers through AGC (Associated General Contractors) chapter member directories, construction industry association listings, and state contractor licensing databases. Save directory pages as HTML. Upload to Email Extractor to extract project manager, superintendent, chief estimator, and preconstruction director email addresses. Time outreach to align with project planning cycles: general contractors begin assembling their project teams (including survey subcontractors) during the preconstruction phase, typically 2-6 months before site work begins.
3D Laser Scanning and Drone Survey Campaigns
3D laser scanning (also called LiDAR or reality capture) and drone (UAV) photogrammetry are transforming how existing conditions are documented for architecture, engineering, and construction projects. A terrestrial laser scanner captures millions of 3D measurement points per second, producing a point cloud -- a three-dimensional digital replica of the scanned environment -- that can be used to produce 2D floor plans, elevations, and sections, 3D BIM models (Revit, ArchiCAD), as-built documentation for facility management, and clash detection models for renovation and retrofit projects where new mechanical, electrical, and plumbing systems must fit within existing structural and architectural conditions.
Drone photogrammetry uses overlapping aerial photographs captured from a UAV to produce orthophotos (geometrically corrected aerial photographs suitable for measurement), digital surface models (DSMs), digital terrain models (DTMs), and 3D point clouds covering large areas (construction sites, quarries, stockpile inventories, solar farm sites, pipeline corridors) at survey-grade accuracy with dramatically faster data collection than conventional ground-based survey methods.
Target architecture and engineering firms, construction managers, facility management departments, and industrial plant operators through AIA chapter member directories, ACEC chapter member lists, facility management association directories (IFMA, BOMA), and industrial plant operator listings.
