The Business Beneath Every Building

Parking is one of the most underestimated commercial real estate assets. A parking garage attached to an office tower, hospital, or shopping center can generate $500,000 to $10 million+ in annual revenue depending on its size, location, and pricing structure. A surface parking lot in a downtown core can generate more revenue per square foot than the adjacent retail space. Yet parking operations are often managed as an afterthought -- the building engineer handles gate repairs, the property manager sets rates based on what competitors charge, and nobody tracks occupancy data or revenue per space in a systematic way.

This management gap creates opportunity for parking management companies, parking technology providers, and parking-adjacent service companies. The commercial parking industry generates approximately $30-35 billion in annual revenue in the United States across parking management contracts (where a management company operates a parking facility on behalf of the owner for a management fee plus a percentage of revenue), parking technology sales (access control systems, payment systems, guidance systems, enforcement technology), valet parking services (labor-intensive parking management for hotels, restaurants, hospitals, and events), and municipal parking operations (on-street metered parking, public parking garages, parking enforcement).

The industry is consolidating. The three largest parking management companies -- SP Plus (now part of the Reef Technology portfolio), LAZ Parking, and ABM Parking -- collectively manage tens of thousands of parking facilities. But thousands of independently operated parking facilities remain, and the technology upgrade cycle is ongoing as facilities replace legacy systems with modern PARCS equipment, LPR cameras, mobile payment, and EV charging infrastructure.

Property Owner and Manager Prospecting

The decision to hire a parking management company or upgrade parking technology is typically made by the commercial property owner, the asset manager, or the property manager. The trigger events that initiate these decisions include property acquisition (a new owner evaluates whether current parking management is optimal), management company contract expiration (most parking management contracts run 1-3 years), parking revenue underperformance (the owner realizes the parking operation is generating less revenue than comparable facilities), facility renovation or expansion (construction disrupts parking operations and may trigger a management change), and technology obsolescence (aging gate equipment, payment systems, or revenue control systems that require frequent repairs and lack modern features).

Target commercial property owners and managers through BOMA (Building Owners and Managers Association) chapter member directories, which list property management companies, building owners, and their managed portfolios. Target hospital parking managers through the ACHE (American College of Healthcare Executives) directory and state hospital association member lists. Target university parking administrators through the IPTS (International Parking and Transportation Professionals, formerly IPI -- International Parking Institute) member directory. Target airport parking managers through ACI-NA (Airports Council International - North America) member directory.

PARCS and Parking Technology Sales

Parking access and revenue control systems (PARCS) are the hardware and software that manage vehicle entry and exit from a parking facility. A traditional PARCS installation includes entrance equipment (gate arm, ticket dispenser or card reader, loop detector, intercom), exit equipment (gate arm, payment station or card reader, loop detector), pay-on-foot stations (self-service payment kiosks located in the pedestrian area between the parking facility and the destination building), and a central management system (software that tracks transactions, calculates revenue, generates reports, and manages rates and validations).

The PARCS market is shifting from traditional ticket-based systems to gateless, ticketless systems that use license plate recognition (LPR) cameras to identify vehicles on entry and exit. Gateless LPR systems eliminate the mechanical components (gate arms, ticket dispensers) that require the most maintenance, reduce entry and exit times (no stopping to take a ticket), and enable frictionless payment (pre-registered vehicles are billed automatically, and first-time visitors pay by mobile app or at a pay-on-foot station linked to their license plate).

Target parking facility operators who are still using legacy PARCS equipment through IPTS member directories, NPA (National Parking Association) member listings, and parking industry trade show exhibitor and attendee lists (the IPTS Conference and Expo, the NPA Convention). EV Charging Infrastructure for Parking Facilities

Electric vehicle adoption is driving significant demand for EV charging infrastructure in parking facilities. Building codes in many jurisdictions now require new construction parking facilities to include EV charging stations or at minimum "EV-ready" conduit and electrical panel capacity for future charger installation. Tenant and employee expectations are pushing existing facilities to add charging stations. Commercial property owners are adding EV charging as a competitive amenity to attract and retain tenants.

EV charging installation in parking facilities involves electrical infrastructure assessment (determining whether the existing electrical service has sufficient capacity or whether a service upgrade is needed), charger selection (Level 2 chargers for destination parking where vehicles are parked for hours, DC fast chargers for short-duration parking), networking and payment (most commercial EV chargers are networked to enable payment processing, usage tracking, and remote management), and ongoing operation (energy management, maintenance, billing, and customer support).

Target parking facility operators through commercial property management company directories and parking industry association member lists. Target building developers and general contractors building new parking structures through AGC (Associated General Contractors) chapter directories and local permit databases for parking garage construction projects.
