Selling Access to the Work
Scaffolding and shoring companies sell something that no other trade produces: access. Every construction, maintenance, and repair task that occurs above ground level or below an elevated surface requires some form of temporary access or support structure. The mason laying brick on the eighth floor needs a scaffold to stand on. The pipefitter replacing a heat exchanger 40 feet above the ground in a refinery needs a scaffold to reach it. The concrete contractor pouring a second-floor slab needs shoring towers to support the formwork until the concrete cures. The window installer on a 30-story building needs a suspended scaffold to reach each floor's exterior.
The scaffolding and shoring market is driven by two distinct demand cycles. New construction drives demand for shoring (to support concrete formwork during curing) and for scaffolding (to provide access for exterior trades including masonry, curtain wall, waterproofing, painting, and mechanical/electrical rough-in on building exteriors). Industrial maintenance drives demand for scaffolding at refineries, petrochemical plants, power plants, pulp and paper mills, and other industrial facilities where equipment is located at height and requires periodic inspection, maintenance, and repair.
Industrial maintenance scaffolding is particularly concentrated during scheduled facility shutdowns. A refinery turnaround (a planned shutdown for inspection, maintenance, and capital improvement work) might require 500,000 to 2,000,000 board feet of scaffolding erected over a 2-4 week period, with multiple scaffold crews working around the clock to erect the scaffold in advance of the maintenance window. The scaffold contractor who is positioned with the refinery's maintenance and turnaround planning departments well before the turnaround schedule is finalized has the best opportunity to win the scaffold contract.
Refinery and Industrial Plant Turnaround Campaigns
Refineries and petrochemical plants conduct scheduled turnarounds on a cycle that varies by unit: fluid catalytic cracking (FCC) units typically turnaround every 4-6 years, crude units every 5-8 years, and hydrotreating units every 3-5 years. Each turnaround requires extensive scaffolding to provide access for inspection (API 510 pressure vessel inspection, API 570 piping inspection, API 653 tank inspection), maintenance (heat exchanger bundle pulling, valve replacement, pump overhaul, refractory repair), and capital work (piping modifications, equipment replacement, instrumentation upgrades).
"[Name], as [refinery name] plans the upcoming [unit name] turnaround scheduled for [season/year], the scaffold access package is one of the earliest scope items that needs to be defined to support the inspection and maintenance work plan.
Our turnaround scaffold team has supported [number] refinery turnarounds in [region] over the past [timeframe], including [specific comparable facility types or unit types]. For a turnaround of [unit name]'s scope, our approach includes pre-turnaround scaffold engineering based on the turnaround work list and P&IDs, with PE-stamped drawings for all scaffolds exceeding [height/load threshold], phased erection scheduling that sequences scaffold completion to match the craft work schedule so each scaffold is available when the inspection or maintenance crew needs it, a dedicated scaffold crew on site during the turnaround window for modifications, extensions, and emergency access requests as the work scope evolves during the shutdown, and progressive dismantle that removes scaffolds as work areas are completed, clearing access for equipment reinstallation and unit recommissioning.
Would it be helpful to schedule a pre-turnaround planning meeting where we can review the preliminary work list and develop the scaffold access plan? [Name], [Title], [Company], [phone]."
Building Facade Maintenance and Restoration Campaigns
Building owners and property managers need exterior building access for routine maintenance (window washing, caulking replacement, exterior painting, masonry pointing), building envelope repairs (curtain wall gasket replacement, waterproofing membrane repair, stone panel anchoring), and major facade restoration projects (terra cotta repair, limestone cleaning and consolidation, brick repointing, facade stabilization).
The access method depends on the building height, the scope and duration of the work, the building's architectural features (setbacks, projections, ornamental elements), and the site conditions (adjacent buildings, sidewalk traffic, vehicle traffic). Options include suspended scaffolding (swing stages) for linear work across building facades, mast climbing work platforms (MCWPs) for heavy or extended-duration facade work, tube-and-clamp or systems scaffolding for lower buildings or complex facade geometries, and bosun chairs for limited-scope inspection and repair work.
Target building owners and property management companies through BOMA (Building Owners and Managers Association) chapter member directories and IREM (Institute of Real Estate Management) member listings. Target facade restoration contractors and building envelope consultants through the Building Enclosure Council chapter directories (part of NIBS, the National Institute of Building Sciences).
